Welcome to 2021
As the new year kicks off , kids back to school and we tear ourselves away from the excitement of the Americas Cup and back into the office. I think most of us were quite keen to bid 2020 goodbye and we certainly hope for a great year ahead as the world seems to entered a whole new 'normal' with Covid. Certainly no one anticipated the real estate market would go nuts and yet here we are, the market is still extremely buoyant, with huge demand placing great strain on almost all sectors of the market, and no signs of this cooling down anytime soon. With our borders being closed and likely to be shut for most if not all of 2021, and the continued race for many tens of thousands of kiwi Expats trying to get home coupled with record low interest rates we do not expect the market to cool anytime soon.
That's Great news for sellers. But what if you want to buy? Don't give up. It can feel overwhelming and exhausting spending weekend after weekend at open homes and missing out on Auctions. However, hang in there.
There are still some great properties coming onto the market all the time, you will begin to see more listings from Feb as everyone returns from their Summer holidays. Just know, that anything that is good, may not be on the market for long (if marketed at all, many homes in this present hot market are sold 'off market' or not advertised).
So what to do? It pays to get friendly with local agents in the area you want to buy in. The best way to buy is to be in the 'know' and to be first to be advised of any new listings coming on so you have a head-start. The more specific with your brief the better ( don't be afraid to give lots of info to an agent - budget - location - bedrooms - desired streets and schools) the best way to get the inside edge is to have good relationships with several good agents in your area - and stay in contact so they know you are still wanting to buy. All agents have databases and new listings coming on all the time.
The big question for a lot of people is "I want to sell but I need to buy first ?!. Of course no one wants to be 'homeless' and there is still a shortage of quality family homes in sought after suburbs like Double Grammar Zones and The bays where we have way more buyers than sellers, and prices are increasing all the time. to answer the original question ..Why Wait? NOW is the best time to sell, there are many qualified, cash buyers out there and not enough houses. If you sell you are then in a great position of being a cash buyer and you can get working with agents to search for your next dream home.
